Understanding the original building design in conjunction with on-site assessments by the design team is critical in the preliminary design stage and essential to the success of each renovation project. A holistic understanding of the construction methodologies, current code and zoning requirements, and facilities conditions is necessary to conform to the budget, program and schedule of each project.
CPS legacy drawings and recent reports are transferred to Architect of Records (AORs) that are essential resources. Additionally, AORs can refer to Biennial Assessments that can be found on the CPS website. It is recommended that this information be reviewed prior to the on-site assessments and referenced throughout the course of the project. When limited existing documentation is available, CPS might be able to provide other references material from similar buildings for use.
The AOR shall identify the need for further testing forensic openings or other investigations necessary to adequately inform the ongoing design decisions.
Given the average age of existing buildings or facilities within the district portfolio are over 70 years, a key factor for consideration must be given to any potential historic conditions or elements within or surrounding exteriors of all buildings. The Design Manager and AOR must verify or confirm with the City of Chicago Planning and Development Historic Preservation Division on the status of the building before implementation of any planned design andl/or scope of work.
